Südfassade bieten die auskragenden Balkonplatten nach
Berechnung der Architekten ausreichenden Sonnenschutz.
Die 20 mm starken Marmorplatten sind auf einer Metallun-
terkonstruktion montiert. Der gleiche, in den Anden abgebaute
Naturstein vom Typ Estela Sombra bildet in halber Materialstärke
auch den Balkonbelag. Darunter verbergen sich die Entwässe-
rungsrinnen für die auffälligsten Elemente in der Ostfassade:
Hüfthohe Pflanztröge aus dünnwandigen Betonfertigteilen dienen
hier als Absturzsicherung und Wurzelgrund für die üppige Begrü-
nung. Wo der Abstand zwischen ihnen mehr als 15 cm beträgt,
fügten die Architekten zusätzliche Sicherheitsglasbrüstungen ein.
Ganz anders präsentiert sich dagegen die Nordfassade mit
ihrem grauen Verputz und den weit vorgestülpten, unregelmäßig
geformten Erkern aus wasserundurchlässigem Sichtbeton.

schen Erfordernissen: Alle tragenden Wände im Haus bestehen
aus Stahlbeton, die nichttragenden aus verputztem Ziegelmauer-
werk. Die Sichtbetonoberflächen erhielten mithilfe von 15 cm
breiten Schalbrettern eine einheitliche Oberflächenstruktur.
Mit seinen großzügig bemessenen 15 Geschoss- und zwei
Maisonettewohnungen und der edlen Materialpalette ist der
­Neubau erkennbar auf eine zahlungskräftige Zielgruppe ausge-
richtet. Die Geschosswohnungen sind paarweise auf die Etagen
verteilt, wobei das flexible Grundrisskonzept Größen zwischen
95 und etwa 350 m2 ermöglichte. Die Maisonettes in den obers-
ten Geschossen sind 250 und 470 m2 groß. Ungewöhnlich viel
­Fläche steckt bei dem Gebäude auch unter der Erde: Die Bau-
vorschriften für den Bezirk forderten für jede Wohnung zwei bis
drei Stellplätze zuzüglich 10 % für Besucher. Auf diese Weise
kamen 53 Parkplätze zusammen, die sich über vier Unterge-
schosse verteilen.  JS

The same Estela Sombra stone, quarried in the Andes,
was used in half the thickness for the balcony pavings, beneath
which are drainage runs for the hip-height planting tubs.
Constructed with thin precast-concrete elements, these are
­probably the most striking feature of the east facade. The
­containers for the earth and lush plant life also act as safety
barriers to prevent people falling. Where the spacing between
them is more than 15 cm, the architects have inserted addi-
tional safety-­glass balustrades.
The north face of the development, with its grey rendering
and broadly projecting, irregular oriel windows in exposed water-
proof concrete, presents quite a different picture. The materials
specified for the walls reflect above all structural requirements.
All load-bearing walls in the block were executed in reinforced
concrete. The non-load-bearing walls consist of plastered
­brickwork. The use of 15-cm-wide boarded shuttering lent the
exposed concrete surfaces a uniform appearance.
With its 15 generously proportioned single-storey flats and
two maisonette dwellings and with the fine range of materials
used, the development was obviously aimed at a well-to-do
­public. The single-storey dwellings are grouped in pairs on the
various floors, whereby the flexible layout concept permitted
areas of between 95 m2 and roughly 350 m2. The maisonettes on
the uppermost floors are 250 m2 and 470 m2 in size. Unusually
large areas of the building are located below ground. The build-
ing regulations for this district required two to three parking
spaces for every dwelling plus an additional 10 per cent for visit­
ors. As a result, more than 53 parking spaces were necessary,
which are laid out on four basement levels.  JS
