Florian Nagler Architekten
Einfach bauen – unter diesem Motto realisierte Florian Nagler
mit seinem Lehrstuhl an der Technischen Universität München
und seinem Münchner Architekturbüro 2021 drei Versuchshäu-
ser in Bad Aibling bei Rosenheim. Die Gebäude sollten robust
und einfach nutzbar sein, mit einem Minimum an Haustechnik
auskommen, aus Baumaterialien mit günstiger CO2-Bilanz
bestehen und kostengünstig zu errichten sein.
Das Nachfolgeprojekt haben Florian Nagler Architekten
nun, kaum 200 m entfernt, auf dem gleichen ehemaligen Militär-
gelände für die Münchener Wohnungsgenossenschaft Wogeno
errichtet. Kosteneffizienz stand auch hier im Vordergrund;
außerdem wünschte sich der Bauherr eine möglichst weitge-
hende Holzbauweise und Angebote für das gemeinschaftliche
Wohnen. Entstanden ist ein langgestrecktes Satteldachhaus mit
im Südwesten vorgelagerter Balkonzone und grau lasierten
Fichtenholzfassaden. In erkerartige Vorbauten an den Stirnsei-
ten haben die Architekten weitere Balkone integriert. Sie bieten
auch den Mietern der nordseitigen Wohnungen Südsonne und
teilweise Alpenblick. 24 Wohneinheiten – davon eine für Gäste –
sowie ein Gemeinschaftsraum verteilen sich auf die drei unteren
Geschosse. Im Dachgeschoss ist all das untergebracht, was im
Wohnungsbau für gewöhnlich unter der Erde liegt – Lager-
räume für die Mieter sowie der größte Teil der Haustechnik. Der
Verzicht auf einen Keller bedeutete angesichts des hohen
Grundwasserspiegels eine erhebliche Kosteneinsparung. Kos-

Build simply – under this motto in 2021 Florian Nagler with his
chair at the Technical University of Munich and his Munich archi-
tecture practice erected three experimental buildings in Bad
Aibling near Rosenheim. The buildings were to be robust and
easy to use, should require only a minimum of building services,
use construction materials with a favourable CO2 balance, and
be economical to construct.
Now, barely 200 metres away on the same former military
site, Florian Nagler Architekten have built a successor for the
Munich housing cooperative Wogeno. Here, too, cost efficiency
was important: in addition, the client wanted timber construction
as far as possible and required communal facilities. The building
is an elongated, pitched roof block with rows of balconies along
the south-west front and grey-glazed spruce facades. On both
short ends the architects integrated additional balconies in ele-
ments resembling bay windows. They offer the tenants of the
north-facing flats sun from the south and, at places, a view of the
Alps. A total of 24 dwelling units – one of them intended for
guests – as well as a common room are distributed on the three
lower floors. The attic space accommodates almost everything
that is usually found below ground level in housing – tenants’
storage spaces as well as most of the building services. Given
the high ground water table not having to construct a basement
represented a significant saving. According to project manager
Tilmann Jarmer the consistent standardisation of building dimen-
sions and construction details also helped reduce costs: the

Die Brettsperrholzdecken liegen auf den Massivholz-Außenwän-
den und auf zwei länglichen Treppenhauskernen aus Beton auf.
Diese sind nur im Erd- und im Dachgeschoss durch Flure mitei-
nander verbunden. Innerhalb und zwischen den Wohnungen
wurden fast ausschließlich leichte Trennwände eingezogen. Die
Wohnungen haben zwischen zwei und vier Zimmer, mit 36 m2
außergewöhnlich geräumige Wohnküchen und mit 2,65 m auch
überdurchschnittlich hohe Decken. Die Bäder wurden als vorge-
fertigte Raumzellen angeliefert, was den Baufortschritt laut Til-
mann Jarmer enorm beschleunigte. Sie liegen fast alle an den
Außenwänden, sodass nur die Gäste-WCs der größeren Woh-
nungen eine mechanische Entlüftung brauchten.
entire building is based on a 3.10 metre grid. The CLT floor slabs
rest on the solid timber external walls and two long, concrete-­
built staircase cores. These cores are linked with each other by
corridors at ground floor and attic level only. Inside the apart-
ments and between them lightweight partition walls were used
almost throughout the building. The apartments range in size
from two- to four-room units, they have exceptionally spacious
living room-kitchens measuring 36 m2, while the room height of
2.65 metres is also more generous than usual. The bathrooms
were delivered on site in the form of prefabricated shells, which
according to Tilmann Jarmer speeded up the construction pro-
cess enormously. Almost all bathrooms have an external wall,
so that only the guest WCs in the larger apartments required
mechanical ventilation.

Als Außenwandkonstruktion wählten die Architekten kreuzver-
leimte Massivholzplatten mit integrierten Luftkammern. Mit einer
Stärke von 22 cm und einem U-Wert von 0,28 W/m2K erfüllen sie
gerade so eben die Mindest-Dämmvorschriften nach dem deut-
schen Gebäudeenergiegesetz. Das wirft die Frage auf, ob mehr
Dämmung und damit weniger Heizenergieverbrauch nicht ökolo-
gisch und ökonomisch günstiger gewesen werden. Dem hält Til-
mann Jarmer entgegen, dass durch die schlanken Wände mehr
als 50 m2 Wohnfläche im Haus – entsprechend einer Zweizim-
merwohnung – hinzugewonnen werden konnten. Zum Dogma
erheben wollen Florian Nagler Architekten den Dämmverzicht
aber offenbar nicht: Ganz in der Nähe errichten sie derzeit noch
einen weiteren Wohnungsbau nach dem Einfach-Bauen-Prinzip –
diesmal mit noch schlankeren Massivholzwänden, aber dafür mit
zusätzlicher Außendämmung aus Holzfaserplatten. JS

The architects chose cross-laminated solid timber panels with
integrated air pockets for the external walls. With a thickness of
22 cm and a U value of 0.28 W/m2K these walls meet the mini-
mum insulation requirements in the German building energy leg-
islation. This raises the question whether, in ecological and eco-
nomic terms, more insulation and therefore lower heating energy
consumption might not have been a better choice. Tilmann
Jarmer responds by saying that the thin walls resulted in an addi-
tional 50 m2 of living space – around the size of a two-room
apartment. However, it seems Florian Nagler Architects do not
wish to make using a limited amount of insulation into a dogma:
very close by they are currently erecting another residential build-
ing according to the simply build principle – in this case with
even thinner solid timber walls but with wood fibre panels as
additional external insulation. JS
