Dachaufstockungen sind ein probates Mittel, um im Bestand
zusätzlichen Wohnraum zu schaffen – dementsprechend haben
sie sich in vielen großen Städten als individuelle Antwort auf die
akute Wohnungsnot bewährt. Mit dem Penthouse in Berlin-Neu-
kölln stellt Atelier Zafari das vielfältige Potenzial dieser Nachver-
dichtungsform unter Beweis. Die vertikale Gebäudeerweiterung
ist auf das Dach eines siebengeschossigen Zweispänners aus
Increasing the height of a housing block is an effective means
of creating additional living space in an existing structure. This
strategy has proved to be an individual response to the acute
housing shortage in many large cities.
With the present penthouse in Neukölln, Berlin, Atelier
Zafari has demonstrated the manifold potential of this method
of increasing housing density. The vertical extension of a

den 1970er-Jahren gesetzt und ergänzt das Mehrfamilienhaus
um eine zusätzliche Einheit. Der Entwurf der Dachgeschosswoh-
nung geht erfinderisch mit baurechtlichen sowie statischen Vor-
gaben um, sodass trotz der überschaubaren Flächen ein groß-
zügiger Raumeindruck entsteht. Mit einer Geschossfläche von
etwa 80 m2 hält die neue Wohnung die maßgebliche Zweidrittel-
Flächenregelung ein und konnte deshalb als Staffelgeschoss
genehmigt werden.
Der bestehende Erschließungskern auf dem Dach wurde
durch Bad und Diele erweitert. Um ihn breitet sich in U-Form ein
offener Wohngrundriss mit Bereichen zum Kochen, Essen und
Schlafen aus. Die erhöhte, umlaufende Terrasse setzt sich im
Innenraum fort, wo sie an mehreren Stellen als Sitzbank oder
Schlafpodest genutzt werden kann. Aufgrund der geringeren
Raumhöhe zählen diese Bereiche nicht zur Wohn­fläche.
Durch die differenzierte Gestaltung mit variierendem Dach-
überstand und einer Sichtschutzwand im Osten wird die Ter-
rasse zu einem vielseitig nutzbaren Aufenthaltsort im Freien.
Durch­ge­hen­de, raumhohe Verglasungen mit großformatigen
Schiebe­elementen schaffen einen fließenden Übergang zwi-
schen Außen und Innen. Entlang der südlichen Brandwand führt
eine filigrane Stahltreppe auf eine zweite, höher gelegene Dach-
terrasse. Die schwarzen Oberflächen der Innenwände und das
beschichtete Trapezblech im Außenbereich dämpfen das ein­
fallende Sonnenlicht. AB

s­ even-storey block of flats from the 1970s adds a further dwell-
ing unit. The design of the penthouse is an inventive response
to building regulations and structural constraints, and despite
the easily comprehensible layout, it ­creates a generous spatial
impression. With a living area of roughly 80 m2, the new
­dwelling, set back from the facade, observes the relevant
­two-thirds floor area regulation and was thus able to gain
building approval.
At roof level, the existing access and services core was
extended to create a bathroom and hallway. Laid out around
this is an open, U-shaped dwelling with areas for cooking,
­dining and sleeping. The peripheral raised terrace extends
into the i­nterior, where it serves at various points as bench
­seating or a sleeping platform. In view of the reduced room
height here, these areas do not count as living space, accord-
ing to building regulations.
As a result of these nuances in the design, with varying
roof projections and a wall that acts as a visual screen on the
eastern side, the terrace is an outdoor recreational area with
­different uses. Continuous room-height glazing with large sliding
elements allows a flowing transition between indoors and out-
doors. Along the firewall to the south, a filigree steel staircase
leads up to an elevated second roof terrace. The black internal
wall surfaces and the coated trapezoidal metal sheeting exter-
nally reduce the effect of sunlight in the living areas. AB
