Von außen ist diese Nachverdichtung in einem Hinterhof im
Londoner Osten nicht zu erkennen. Die Architekten haben
mit der Umnutzung der ehemaligen Keksfabrik zu einem
­kompakten Wohnloft mit vergleichsweise geringem Aufwand
innerstädtischen Wohnraum geschaffen und durch den
­Einbau von Galerien die 60 m2 große Fläche auf 77 m2
­erweitert. Da sich die vorhandene Raumhöhe von 3,50 m
nicht in zwei vollwertige Geschosse unterteilen lässt, ent­
wickelten sie zwei eingestellte Elemente aus Birkensperrholz,
die als Raumteiler, Einbaumöbel und gleichzeitig als Zwi­
schendecke genutzt werden: Eines davon steht in der Raum­
mitte zwischen Bett und Küchenzeile. Darin ist in nur 1,50 m
Höhe eine Plattform mit Schreibtischarbeitsplatz eingebaut.
Der zweite Holzeinbau integriert das kompakte Bad und
trennt mit einem multifunktionalen Einbauschrank die Ess­
tischgruppe vom Wohnraum ab. Mit Schiebetüren kann dieser
teils 3,50 m hohe Essbereich optisch geschlossen und als

Externally this rear-courtyard development in the East End of
London betrays no signs of increased building density. Yet as
part of the conversion of a former biscuit factory, the architects
have created a compact loft dwelling in a central urban location
and with a comparatively small outlay. In the process, they
enlarged the living area from 60 m2 to 77 m2 by inserting gallery
levels. Because it was not possible to divide the existing room
height of 3.50 m to create two full storeys, the architects
designed two birch plywood elements that function as spatial
divisions, inbuilt furnishings and intermediate floors. Over the
partition between the bedroom and the kitchen, a platform was
inserted at a height of only 1.50 m to create a small working area
with a desk. The second inserted element, at the eastern end,
incorporates the compact bathroom space in the corner and
divides the dining-table group from the living room with a multi-
functional inbuilt cupboard. In part 3.50 m high, the dining area
can be closed with sliding doors to create an additional bedroom

Schlafzimmer genutzt werden. Das 2,20 m hohe Bad und
­teilweise auch der Essbereich sind von der Plattform für das
Gästebett überdacht, das mit 1,30 m Abstand zur bestehen­
den Decke eine gerade ausreichende Kopffreiheit lässt. Die
gegenüberliegende Raumnische nutzen die Architekten für
ein 6 m2 großen und 2,50 m hohen begehbaren Schrank,
­dessen Decke Stauraum bietet, der nur über eine Leiter
zugänglich ist.
Trotz der hohen Ausnutzung des Raumvolumens wirkt die
Wohnung großzügig – nicht zuletzt weil die Holzeinbauten von
der Fassade und den großen Fabrikfenstern abgerückt sind.
Eine graue Lasur verleiht den kostengünstigen Sperrholzplatten
eine edle Anmutung. Nur die knallgelbe Treppe, die auf die
Schreibtischgalerie führt, bildet einen frischen Farbtupfer. Ihre
Trittstufen können wie die Deckel von Holzkisten aufgeklappt
werden und schaffen zusätzlichen Platz für Kleinigkeiten. Bei
den Umbaumaßnahmen haben die Architekten düstere Einbau­
ten aus den 1980er-Jahren rückgebaut, sodass nun an einigen
Wandpartien die weiß glasierten Kacheln an den Ziegelmauern
wieder an die ursprüngliche Nutzung erinnern.  FK

space for a guest bed. With a height of just 1.30 m to the existing
ceiling at the head of the bed, this leaves sufficient headroom to
get up. In the spatial recess opposite, the architects built a
walk-in wardrobe cupboard 6 m2 in area and 2.50 m high with
additional storage space at the top.
In spite of the comprehensive use of the existing volume,
the dwelling gives an impression of spaciousness, not least
because the inbuilt wooden elements are also set at a distance
from the walls and the large factory windows. The grey scumbled
finish lends the low-cost plywood surfaces a finer, unified
appearance. The bright yellow flight of stairs leading up to the
gallery desk is the sole splash of colour. The treads can be
folded back like box lids to provide additional space for small
objects. As part of their conversion, the architects removed the
drab fittings and finishings from the 1980s, so that in some areas
the former white-glazed tiling to the existing brick walls has been
revealed, recalling the original function here.  FK
